HVAC Projects Manager
Job Description and Responsibilities:
•Fully in-charge of Mechanical, HVAC Projects and BMS Systems of new projects including installation, testing, commissioning, modification, upgrade, customer needs, design and overhauling of existing HVAC Systems including chilled water systems, Refrigeration and Absorption chillers, cooling towers, pumps, AHU, package units, FCU & pipes with testing by hydrostatic pressure test.
•Responsible for work organizing according to time schedule, distribution tasks, implementation, result evaluation and develop/ implement sales plan with customers to max sales and AC Products.
•Determining all project technical and supplying requirements (HVAC Equipment’s), sending request to procurement department and follow receiving in the projects
•Follow up with various departments within the company in all Projects related matters of the Operation and Maintenance Contracts for Hospitals, Education, Commercial & Industrial Projects
•Follow up with project engineers and staff all problems, crisis, pending issues, and coordinating to solve it according to Engineering Standard, our customer target and tender package.
•To ensure a successful project completion within the budget and on time.
•To ensure that all projects implementation phases executed according to design, Engineering Standard & our customer target such as sound, air flow, cooling load, installation and avoid issues
•Responsible for planning and scheduling of all major activities of the Project to achieve timely completion of the Projects including Chilled Water Systems, Plumbing Works and Wet Fire Fighting
•Fully responsible for all contractual issues related to the day-to-day running of the Projects.
•Develop comprehensive policies and procedure that align with regulatory requirements in the FM.
•Responsible for overseeing and effective execution of all project related activities under the instructions of executive Management including Plumbing Works and Fire Fighting Systems
•Arrange timely obtaining of all clearances, approvals, permissions, etc. as may require from time to time from any of the statutory authorities during the execution of the Project.
•Follow up all admin paper works, bills, handing documents, and other issues related to our project
•Follow up with site accountant finalizing sub contactor bills, and project budget
•Issuing project staff performance appraisal and any required evaluation to keep and maintain project results for each sector such as HVAC, Plumbing Works and Medical Gas Pipeline Systems.
•Schedule and plan all project activities matching with planning and technical department program
•Sending day-to-day implementation report with all activities and cash flow to Executive Director in daily basis for Chilled Water Systems and DX Units such as Split, Package, Concealed duct type, Cassette Ceiling type, VRF, CRAC, Free Standing, AC Control Panel, Window AC, In-Row Cooling.
•Ensuring that delivered project target customer satisfaction according to customer needs and implementation with measuring and result for Industrial, Commercial and Government Sectors
•Review Contractor’s mechanical services material proposals against specified technical performance requirements and advise the Project Director on the appropriateness of the proposals -

Job Description and Responsibilities:
•Manage the day-to-day Operation of the Plant and Building Facilities including Offset Printing, Die Cutting, Gluing, Lamination, Sheeting, Molding, Window Patching, Cutting, CTP, Air Scrap System machines, Utilities networks, HVAC Systems, Firefighting, Plumbing works, Water Supply, Storm Drainage, Forklifts, Offices services, Contractors and Housekeeping.
•To provide the mechanical engineering skills and services to the Projects to ensure that the design, installation, costing, programming, safety, commissioning and startup are complies with Obeikan Group Standard to eliminate the Breakdown.
•Preparing and reporting Daily Production and Maintenance Activities Report.
•Conducting daily meetings with the team regarding the Operation, Maintenance & Utilities
•Ensuring proper turnover/handover to next shift.
•Following up and coordinate with the maintenance team to maintain the Utilities equipment in good running condition including hard and soft FM services.
•Implement all kind of analysis like Lean Six Sigma to avoid major/repeated breakdowns.
•Issuing/Closing Work Requests/Work Orders and follow up with purchasing team.
•Distributing and supervising operation and maintenance tasks individually.
•Supervising and monitoring team activities to ensure that they are working as per standard instruction and by safe standards in order to achieving the department KPI’s
•Making work permit if any maintenance works and supervise individual’s activities to make sure that the work flow is smooth and no deviation happened to the plan.
•Providing hand/site training and motivate technicians for personal and sectional improvement, high quality professional support and coordination services.
•Ensuring that the Preventive Maintenance, Corrective Maintenance and AM of Utilities networks including static and rotating equipment are executed in the right time.
•Prepare the annual Maintenance, Utilities and Facilities budget and forecasts &all Capital Expenditure proposals as well as ensuring compliance with legal standards. Manage the budget from identification to completion of project with updating the Finance department.
•Preparing and reporting technical reports, as necessary.
•Preparing annual budget of Utilities Systems including Building Facilities Projects.
•Performs site visits as needed to compare designs with actual site practices as well as to improve knowledge of practical building, Utilities networks and Facilities practices.
•Leads the process of the authority construction submission / report (MEP).
•Passing ideas of system modification & improvement to control the cost of Operation, Maintenance and Utilities by using continues improvement tools such RCA, Fishbone, Pareto Analysis 20/80, 5 whys, FMEA, 5s, Kaizen and Lean Six Sigma.
•Preparing and reporting Utility repair & maintenance breakdown costs.
•Shift schedules rising to arrange manpower – hours and overtime control.
•Conducting meetings with our purchasing and chemical supplier regarding water quality and chemical queries to make sure that there is no gap between us and them.
•Planning and Scheduling of monthly/annual shutdown and Turnaround activities with close out phase for each production line, utilities networks and building facilities.
•Closing actions needed for Safety & 5S audit findings for machines, Utilities & Facilities
